How long can I stay in Aruba if I own property?

Owning property in Aruba does not automatically give you the right to stay long-term. As a US citizen, you can stay in Aruba as a tourist for up to 180 days in a 12-month period regardless of property ownership. Beyond that, you need a residency permit (the Penshonado programme for retirees, an employment-sponsored permit for workers, or a long-stay permit through investment in some cases). Buying a home, condo, or land is simple for foreigners and standard transaction fees apply (roughly 6 to 8 percent in stamp duties and notary fees), but the property itself does not extend your immigration status.
