Can a US citizen buy a house in Chile?

Yes, with minimal restriction. Chile allows foreign nationals (resident or non-resident) to buy property on the same terms as Chilean citizens. The main exception is land within 10km of an international border or within 5km of the coast, which requires special authorisation for non-residents in some categories. To complete a purchase you need a RUT (Chilean tax ID, available to foreigners without residency) and a Chilean bank account is helpful but not strictly required for the transaction. Transaction costs run roughly 4 to 6 percent on top of the purchase price (notary, conservador de bienes raices registration, and lawyer fees).
